So, you think you want to be a REALTOR?!

Most people who have never been in the business see the glamorous side of being a REALTOR. Nice cars, catered lunches at broker open houses, entertaining clients in expensive restaurants, and big commissions. Sure, these are some of the advantages, but here are some of the realities of the business.

Once you have passed the exam and obtained your license, you are no more prepared to sell real estate than you were when you started the pre-licensing classes. Your first challenge will be to find a company with which to place your license. If the managing broker of that company is honest with you, he/she will ask if you have savings to cover 6-12 months of expenses. You may want more, because it may take 3 to 5 years before you have progressed to the point where you have a consistent monthly income. It may take 12 months before you have your first closing! As a new broker, you will have many unexpected expenses and you will not want to appear “desperate” to your customers. Financial stress is the last thing you want as a new broker. If you don’t have adequate savings to carry you through this growing period, you may be forced to take a job at night that could have a negative impact on your real estate business. Night jobs are typically not good networking opportunities!

The first 2 years will be the most difficult. In addition to doing the many tasks required to build your business, you will also need to take a variety of continuing education classes. You’ll need to learn the inventory by attending as many tours and broker open houses as possible. A good way to build your business is to “borrow” listings from other brokers and hold public open houses on weekends. All these activities take a tremendous amount of time, so be prepared to give up time with friends and family.

You’ll also want to affiliate yourself with an office that provides training and backup to help you through the tough times. Ultimately, it’s going to be up to you to perform the tasks that will lead to your success.

If you’ve read all of the above and still want to be a REALTOR, go for it! It’s a highly competitive industry, but if you become one of the few brokers who are truly successful, you will be well rewarded.
